Repair and Paint Stucco

Stucco is a durable material that can be left as is; if moisture in the air can pass freely through its porous surface, it will not become trapped inside the building. Stucco can be cleaned as needed with an approved cleaning solution and low water pressure. Stucco comes in shades of white, neutrals and earth tones. If you want to change the color of your stucco home, it can coated with a cement and water mixture that has been tinted with color pigment of your choosing.

Paint can be tricky to stick to previously painted stucco. Sometimes you may have to give the surface something to grip or hold on to.  If so, you can scratch the stucco with a wire brush. If the previous paint is in really bad shape, you have two options:  (1) Pressure wash the house, which you can DIY.  If that doesn’t work, you can sandblast the surface. It is recommended that you use a professional if you need to sandblast.

There are several considerations when choosing masonry paint.

  • Ability to breath allowing internal moisture to escape and still be resistant to external sources of water.
  • Flexible – Move with the house without splitting at any temperature.
  • Bridge small cracks. Removing these unattractive non-structural cracks.
  • Resist dirt pick-up and mildew growth.
  • Be resistant to chipping, chalking and peeling for maximum longevity.

 

No matter which type of paint is used at least the first coat should be back-rolled to properly fill the pinholes and tight cracks. This method will require two people, one spraying and one rolling. The same considerations when brushing and rolling need to be followed.

Apply the paint as a thick continuous film, immediately roll behind the sprayer. On a hot day you will have to move quickly. To make this a more enjoyable experience, work in the shade as much as possible and follow behind the sun.

Begin spraying at the top and work your way down, working the wall in sections. In order to cover the surface efficiently spray using a horizontal, side to side, movement and back roll using a vertical, up and down, movement.

The objective when painting stucco is to provide a continuous film of paint and a pinhole free surface. Do not skimp on the quality of primer or paint and the amount used. Use the best method specific to you and your own situation.

Safety First – Be sure you are anchored

When working in an area where a scaffold or aerial lift is not practical, workers can use a PFAS with a secure anchor. OSHA requires that anchors are able to hold at least 5,000 pounds of weight per person, or maintain a safety factor of at least two (twice the impact load) under the supervision of a qualified person. Anchors must not be attached to sheathing alone, because it may not be strong enough to hold the sudden weight of a falling worker. Anchors should be fixed to a strong structural feature (like a sheathed truss). Always follow the manufacturer’s instructions or consult a qualified person when installing anchors.

 

Second – Replacing Tiles

If you have damaged tiles, they can be replaced. A stylish new tile roof is a smart choice when you want to enhance your curb appeal and protect your home. Clay and concrete tiles come in a multitude of colors, styles, and textures, for a truly custom look. Another great thing about tile roofs is that they are completely green because the tiles come from a natural source and are completely recyclable. Tile roofs also cost less long term, than shingle roofs because they don’t require as much maintenance, typically need fewer repairs, and they don’t need to be replaced as often!

Clay tiles look nice across a large variety of homes and lend a touch of flair reminiscent of Spanish-style architecture. For an aesthetically striking choice with even better longevity, consider slate or concrete tiles.

How to Paint a Metal Roof

Prepare

First, the chalk and oxidation need to be scrubbed off.  Abrasive pads that will remove the chalk but will not scratch the paint are included with the kits below.  Once the chalk is removed and the metal roof looks good when it is clean and wet, then 2 coats of primer  are applied to restore the cover any rust spots and provide a good base for the metal paint.  A rust-buster paint can be sprayed on with a paint sprayer or it can be rolled on with a microfiber roller.

 

 

Apply Primer

Once you have the primer, apply it according to the manufacturer’s instructions. Allow it to dry completely before applying any paint.

 

Apply Paint

Apply a premium paint and primer to a galvanized roof with a paintbrush or a roller specifically designed for corrugated metal. If crawling around on a metal roof in the hot sun does not sound like an ideal way to spend an afternoon, rent an airless sprayer to complete the project. Not only does a sprayer do a more thorough job than painting with a brush, it allows you to minimize the amount of time spent on the roof. If you spray, choose a windless day to paint.

Painting a galvanized metal roof can be time consuming, labor intensive, and potentially dangerous if you don’t know what you’re doing.  It’s highly recommended that you at least consult with a professional roofing contractor who is experienced with galvanized metal roofing.
